What We Repair
These are the remedial defects we repair most often on Melbourne commercial and strata buildings. Most start small and get expensive when they're left or painted over.
Concrete Cancer Repair & Spalling
Concrete cancer happens when the steel reinforcement inside concrete corrodes — usually because carbonation or chlorides (common on coastal buildings) have reached the steel. The rust expands, cracking and pushing off the concrete cover. Look for rust staining, cracks following the line of the reinforcement, and concrete breaking away from balcony edges, slab edges and columns.
Render Repair: Cracked & Drummy Render
Render cracks through shrinkage, building movement, water getting behind it or poor original application. Hairline cracks can often be bridged with a flexible coating; wider or moving cracks need to be raked out and repaired. Drummy render has lost its bond with the wall and needs to be cut out and re-rendered before it falls.
Failed Sealants & Movement Joints
Sealants around windows, panel joints and expansion joints break down with UV and movement. Once they crack or pull away, water gets into the building fabric — often where concrete cancer and render failure begin.
Water Ingress & Balcony Leaks
Leaking balconies, damp walls and efflorescence (white salt staining) show water is moving through the structure. We find the entry point and repair it with waterproof coating systems and membranes, rather than just treating the stain.
Coating Failure & Delamination
Peeling, blistering and flaking paint usually point to moisture, poor preparation or an incompatible coating system. We remove failed coatings back to a sound surface and specify the right system for the substrate and exposure.
Coating Systems & Standards
A repair is only as good as the system protecting it. As a Dulux Accredited painting contractor, Avello Group specifies coating systems that are compatible with the repair materials and appropriate for the building's exposure.
Anti-Carbonation Coatings
Slow the carbon dioxide ingress that leads to reinforcement corrosion in concrete — the long-term protection against concrete cancer returning.
Elastomeric & Crack-Bridging Coatings
Flexible coatings that stretch across fine cracks as the building moves, keeping water out of render and masonry.
Waterproof Coating Systems
Membranes and coatings for balconies, podiums, planter boxes and roof areas where water ingress is the cause of damage.
Protective Coatings for Steel
Treatment and coating of corroded balustrades, lintels and brackets.
Our work is carried out with reference to relevant Australian Standards and manufacturer specifications, including AS/NZS 2311 (Guide to the painting of buildings), AS/NZS 2312 (protection of structural steel against atmospheric corrosion) and the AS 4654 series for external waterproofing membranes.
