Project Overview

As an active retail destination, Forest Hill Chase Shopping Centre needed staged, targeted works across several high-visibility areas rather than a single large-scale repaint — the entrance hood, the Canterbury Road carpark entrance, and the Pacific Way facade. Each area were scoped and priced individually, giving the centre's management flexibility to prioritise and budget works over time while keeping every stage to a fixed-price, no-surprises quote.

Scope of Works

Entrance Hood

• Preparation and painting of the entrance hood as per architectural drawings
• Access equipment for safe, efficient completion

Canterbury Rd Carpark Entrance

• Preparation and painting of carpark walls as per drawings

Pacific Way Facade Panels

• Right-hand side external facade panels: removal of old caulking and recaulking with paintable sealant
• Access equipment for facade-level works
• Hole filling to ground-level metal panels adjacent to the entry, finished to the best practical standard on metal substrate

Method

Each stage was quoted and delivered as a defined, fixed-price scope, with access equipment allowed for where needed and full site safety, insurance and workmanship warranty coverage applied consistently across all three projects. Facade and caulking works used paintable sealant systems suited to ongoing weather and UV exposure, while carpark and entrance repainting used coatings selected for high-traffic commercial durability.

Outcome

The project delivered:

• Entrance hood refreshed to strengthen the centre's street-facing presentation
• Carpark entrance walls repainted for a clean, well-maintained arrival experience for shoppers
• Facade panels recaulked and resealed, protecting against water ingress and further deterioration
• Ground-level metal panel damage addressed to reduce visible wear at the entry
• All works delivered under Avello's 5-Year Workmanship Warranty and 10-Year paint manufacturer's warranty

Why It Matters

For a shopping centre, first impressions are constant — every shopper passing through the carpark or entrance is forming an impression of the centre's upkeep. Left unaddressed, small issues like failed caulking or deteriorating facade panels can escalate into water ingress and costly remedial work. By assessing and protecting these high-traffic areas in stages, Avello helped Forest Hill Chase maintain a well-presented, protected asset without requiring one large capital outlay.
