Project Overview

Avello Group was engaged to deliver a comprehensive façade remedial and repainting project at 400 St Kilda Road, Melbourne, a prominent strata / owners corporation building exposed to harsh environmental conditions including wind, rain, pollution, and coastal salt effects.

The objective of the project was to restore the building’s appearance, rectify existing defects, and implement a long-term protective coating system to preserve the asset and reduce future maintenance requirements.

Scope of Works

Avello’s scope included a combination of remedial building repairs and high-performance coating application, delivered in a fully integrated manner to ensure both structural integrity and visual enhancement.

Key works included:

• Concrete Repairs:
  Localised concrete spalling and deterioration were repaired to restore substrate integrity and prevent further degradation.
• Caulking & Joint Sealing:
  Replacement and upgrading of failed sealants to ensure weathertightness, prevent moisture ingress, and improve façade durability.
• Moulding Replacement & Repairs:
  Damaged architectural mouldings were repaired and replaced to maintain the building’s design intent and aesthetic character.
• Façade Repainting:
  Full repaint of the external façade to achieve a consistent, refreshed appearance and extend the life of the building envelope.

Coating System

The façade was finished using Acrashield Elastomeric Coating, selected for its:

• High flexibility and crack-bridging properties
• Superior weather resistance
• Excellent performance in coastal and salt-affected environments
• Long-term protection against UV, moisture ingress, and surface deterioration

This system ensures the building is well protected against Melbourne’s variable climate and airborne salt exposure from its proximity to Port Phillip Bay.
