Project Overview

Preston Primary School contracted with Avello Group to repair and repaint its heritage building exterior, including concrete window ledges and lintel repairs, along with a broader interior refresh across the Principal's office, corridors, classrooms, stairwell and toilet blocks — including the milking shed facilities. Works were timed for the July school holidays, minimising disruption to school operations and ensuring a safe, uninterrupted environment for students on their return.

Scope of Works

Exterior — Heritage Building

• Concrete window ledges (upper and lower, western, northern and eastern elevations): pressure washed, spot primed and repaired, with blisters, runs and flaking stripped back and gaps/cracks filled and sealed
• Concrete lintel repairs to the eastern elevation, including bolt removal/treatment and patching
• Two coats of premium exterior coating system matched to existing colour

Interior — Heritage Building

• Principal's office, ground floor corridor and ceiling, Room 5, stairwell, first floor corridor and ceiling, LOTE classroom, and male and female toilets
• Removal of failing render/plaster, new render/plaster applied, plasterboard refixed where required
• Spot priming of remediated areas, full coats to walls and ceilings matched to existing finishes

Milking Shed Toilets (Male & Female)

• Surface cleaning, spot priming over remediated areas and full repaint to walls and ceilings

Method

All works were carried out to a fixed price and schedule, with Avello's team maintaining full compliance with site safety requirements — including White Card, EWP Certificate, Working with Heights Certificate, First Aid Certificate, High Risk Licence and Working with Children Check. Painting was strictly limited to areas between architectural breaks to protect the building's heritage integrity, with paint flakes captured and disposed of responsibly during concrete ledge preparation.

Outcome

The project delivered:

• Concrete window ledges and lintels repaired and protected against further deterioration
• Heritage building exterior refreshed while preserving its architectural character
• Interior spaces — offices, corridors, classrooms and amenities — refreshed and patched to a consistent, durable finish
• All works completed within the school holiday period with zero disruption to term-time learning
• Full compliance maintained across safety, access and child-safety requirements throughout
