Nimmo Street, Middle Park

Project Overview

Avello Group did a full exterior repaint of the two adjoining residential buildings at 51 and 53 Nimmo St, Middle Park. The scope covered both properties individually, addressing timber joinery, cement walls, balconies and metalwork, with the 53 Nimmo St works also including two chimneys and requiring coordinated access via a neighbouring property.

Scope of Works — 51 Nimmo St

The works comprised:

• Pressure washing and cleaning of all surfaces to be painted, removing mould and dirt
• Removal of all blisters, runs and flaking paint
• Treatment of rust from metal works, coated with rust-protective coating
• Filling of cracks with sealant
• Timber Fascia Boards & Eaves, Cement Walls, Timber Doors, Door Frames & Windows, Balcony Handrails
• Balcony Floors, Painted Downpipes, Conduits & Random Pipes
• Access equipment/scaffolding, with power make-safe works allowed as a provisional sum

Scope of Works — 53 Nimmo St

The works comprised the same preparation and painting scope as 51 Nimmo St, with the addition of:

• Two chimneys — prepared and finished with 2 coats of paint
• Access into the neighbouring property's yard and roof required to complete the works
• New section at the rear of the building excluded from scope

Outcome

The project delivered a coordinated exterior repaint across both buildings, refreshing timber joinery, cement walls, balconies and chimneys, while carefully managing access constraints between the two properties and the adjoining neighbour.
