17 Byrne St Elwood

Project Overview

Avello Group did a full external repaint of the heritage mansion building and attached apartments at 17 Byrne Ave, Elwood. The scope covered the building's key heritage features—including timber windows, doors, gutters, eaves and wrought iron balustrading—with additional options for render walls and iron fencing.

Scope of Works

The works comprised:

• Pressure washing of all external surfaces to be painted
• Removal of all blisters, runs and flaking paint
• Undercoating prior to filling or painting
• Treatment of rust from metal works, coated with rust-protective coating
• Filling of gaps, cracks and imperfections with premium filling products
• Undercoating of all fillers and bare timbers
• Gutter & Fascia — prepared and finished with 2 coats of paint
• Eaves, Timber Windows, Timber Doors & Door Frames, Wrought Iron Balustrading with 2 coats of paint
• Access equipment provided for the duration of the works

Additional Scope

• Optional painting to apartment render walls and wrought iron fences
• Provisional building repairs to windows

Outcome

The project refreshed the heritage building's façade and period detailing, protecting and restoring the timber joinery, gutters, eaves and ornate wrought iron balustrading, while preserving the character of the mansion and its attached apartments.
