Full exterior repaint and remedial works to a landmark Southbank commercial building

Project Overview

This multi-level commercial building on Southbank Boulevard underwent a full exterior repaint alongside a series of targeted repair works. Positioned on a prominent corner with a distinctive curved glass frontage, the building's painted render surfaces had weathered over time and were due for a thorough refresh. The programme brought together surface cleaning, focused remedial repairs and a complete repaint, all sequenced around the building's highly visible position on one of Southbank's busiest thoroughfares.

Scope of Works

  • Site establishment, safety planning and exclusion zones for the duration of works
  • Combined pressure and soft washing of all previously painted and prefinished surfaces to remove dirt and surface contaminants
  • Touch-up of flaky and failing paint ahead of the full repaint
  • Full two-coat repaint system applied to walls, rendered surfaces and soffits
  • Render repairs, including attention to larger cracking identified across facade sections
  • Treatment and repainting of rust-affected steelwork and metal handrails
  • Expansion joint recaulking to restore weatherproofing across movement joints
  • Investigation and reporting of moisture and water leak issues for separate scoping
  • Coordination of footpath, pedestrian traffic management and parking permits given the building's Southbank Boulevard frontage

Access Methodology

  • Southbank Boulevard carries a constant flow of pedestrians, vehicles and trams directly past the building, making public safety central to the access plan
  • Works were delivered using elevated work platforms and scaffold as required
  • Pedestrian exclusion zones and hoarding were maintained at street level throughout
  • Footpath occupation and traffic management permits were factored into the programme to protect both the site and the public
  • Sequencing was planned to minimise disruption to the surrounding precinct

Products & Systems Used

The project specified the Wattyl Granosite system across all rendered walls and soffits, applied as a full two-coat build to maximise film thickness, adhesion and long-term durability. Preparation followed Avello's standard washing and remedial process ahead of coating, ensuring the substrate was sound before any paint was applied.
