The project involves extensive render repairs, a colour change to feature façade sections, and access via abseiling, rope and EWP given the building's height and proximity to power lines.

Project Overview

Avello Group has been engaged by the 2 Willis Lane Owners Corporation to carry out a full exterior repaint and associated remedial works to this multi-storey strata apartment building in Hampton. The scope addresses render defects, corrosion and weathering across all elevations, while introducing a refreshed colour scheme to the building's signature red-toned façade sections. Given the site's constrained access and proximity to overhead power lines, works are being delivered using a combination of abseiling, EWP and ground-based methods, with electrical make-safe and tiger tails allowed for throughout.

Scope of Works

  • Full exterior repaint across front, side and rear elevations, including balcony soffits, columns and rooftop/light well walls
  • Colour change to red-coloured render sections as part of the updated façade scheme
  • Render repairs to façade, entry, balcony slab faces and light well walls, including blowout and truck-damage repairs
  • Removal of stalactite formation and soffit treatment to Level 2 balcony
  • Removal and replacement of metal capping to the left-hand side wall (20m)
  • Graffiti blockout and repainting to affected wall sections
  • Thorough pressure washing of all surfaces prior to remedial and painting works
  • Abseil access to front elevation and light wells, with EWP access to rear and side elevations
  • Electrical make-safe and installation of tiger tails to manage proximity to power lines

Access Methodology

Given the building's height, proximity to overhead power lines, and highly visible public frontage, Avello Group implemented a controlled and staged access strategy:

  • Abseil access to the front elevation and light wells for painting works
  • EWP access to the rear and left-hand side elevations
  • Electrical make-safe and tiger tail installation to manage proximity to power lines
  • Careful scheduling and exclusion zones to maintain safe pedestrian access around the building throughout the works

Products & Systems Used

Application in accordance with a premium Wattyl coating system, applied to fascias, eaves, soffits, rendered walls, light wells and exposed metal components — providing a durable, long-term protective finish across the building.

All works are backed by Avello's 5 Year Workmanship Warranty and a 10 Year Paint Product Manufacturer's Warranty.
