Project Overview

Avello Group delivered a multi-year exterior maintenance program at 195 Beaconsfield Parade, Middle Park, a multi-level apartment building. The program covers ongoing pressure washing works, with scope evolving over time to include additional items such as bird spike installation to level 9, delivered under a fixed-price, recurring arrangement.

Scope of Works

The works comprised:

• Pressure washing of all white exterior areas, including balconies and toilet windows
• Careful management around open toilet windows during pressure washing
• Variation: Installation of bird spikes to level 9, targeting toilet window areas

Methodology & Site Delivery

Given the height and access requirements of the building, works were carried out under a fixed-price, fixed-hours arrangement with the following controls:

• Maximum of 2 staff on site at any time
• Works conducted Monday to Friday, 7:00am–5:00pm, excluding public holidays
• On-road parking, with power and water available on site
• EWP used to access upper-level balconies and windows

Safety & Compliance

Given the at-height nature of the works, Avello maintained strict safety and compliance controls, including:

• Site-specific SWMS provided and signed prior to commencement, kept on site at all times
• MSDS available on request
• PPE requirements: goggles, gloves, UV protection, safety boots
• Personnel holding valid White Card, EWP Certificate, Working with Heights Certificate and First Aid Certificate

Outcome

The program has delivered a consistently clean, well-maintained exterior finish across the building's white balcony and window areas, with the flexibility to incorporate additional works such as bird deterrent installation as they arise — all completed safely and within the fixed-price scope.
