Project Overview

Avello Group carried out a full exterior repaint of the commercial building at 172-186 Moreland Road, Brunswick. With Services Australia operating from the premises, works were carefully planned and staged to ensure the building remained fully accessible and operational throughout, with particular care taken around entryways and public-facing areas.

Scope of Works

The works included repainting across all four elevations of the building, comprising:

• Preparation and repainting of existing external precast panels across all four elevations
• Repainting of the precast panel retaining wall to the carpark entry ramp
• Repainting of the low-height precast wall fronting Moreland Road
• Painting of all external canopy soffits
• Painting of all exposed structural steel canopy members
• Surface preparation including cleaning, removal of flaking paint and rust, and filling of cracks and imperfections
• Spot-priming and application of two coats to all painted areas in accordance with the approved External Finishes Schedule

Methodology & Live-Site Delivery

As the building remained in active use by Services Australia throughout the project, Avello coordinated works to avoid any disruption to public access. Key delivery elements included:

• Scheduling works near entrances outside of core operating hours (8:00am–4:30pm)
• Full-time site supervision by an experienced foreperson throughout the program
• Staged sequencing across elevations to maintain safe pedestrian and vehicle access
• Ongoing coordination with the Construction Manager on programming and site conditions
• Site kept clean and free of waste and debris throughout, with public and adjacent spaces protected at all times

Safety & Compliance

Given the live, publicly accessed nature of the site, Avello maintained strict safety and compliance controls, including:

• Safe Work Method Statements provided prior to commencement
• Full compliance with the Occupational Health and Safety Act 2004 and associated Regulations
• Site induction for all workers prior to commencing on site
• Regular testing and tagging of all electrical equipment
• Current insurance, licensing and registration documentation maintained throughout

Outcome

The project was completed to the required standard, refreshing the building's precast façades, canopy elements and structural steel finishes while maintaining uninterrupted public access to Services Australia throughout the works. The completed repaint is backed by a 12-month defects maintenance period.
