Project Overview

At 17 Myamyn St, Armadale, Avello was assigned to refresh the interior common areas of the apartment building — hallways, stairwell, lightwell and all common-property-facing doors and frames across 12 apartments, 2 service/exit doors and 2 lift frames. The project included a subtle colour refresh to a slightly lighter tone on walls and stair soffits, alongside careful detail work around fire safety infrastructure — cutting in cleanly around fire hose reel signage and re-caulking near the fire alarm panel prior to painting.

Scope of Works

• Walls, stair soffits, sides, and ceiling painting
• Lightwell, accessed via extension ladder and roller‍
• Skirtings: Oil-based undercoat plus premium oil-based high-gloss enamel, matched to existing colour‍
• Apartment doors & frames (common-facing): Sanded back and refinished with oil-based undercoat and high-gloss enamel‍
• Service/exit/access doors & frames: Oil-based undercoat and high-gloss enamel, matched to existing colour
• Lift frames: Oil-based undercoat and high-gloss enamel, matched to existing colour

Method

All plaster and woodwork gaps, cracks and imperfections were filled and sealed prior to painting, with raw plaster patches sealed and bare timbers primed as required. Fire hose reel signage was carefully cut around for a clean finish, and the fire alarm panel area was patched and re-caulked before painting to maintain compliance and presentation. Works were coordinated with building management for lift access to the top-level apartment for material handling, with a maximum of 1–2 tradespeople on site at any time to minimise disruption to residents.
