Project Overview

Avello Group was engaged to deliver a full façade remediation and repaint of the strata building at 156 Beaconsfield Parade, St Kilda, a prominent coastal property exposed to harsh marine conditions, including salt spray, strong winds and UV exposure.

The primary objective of the project was to restore the building’s appearance while significantly improving its long-term durability and weather protection.

Scope of Works

The project involved a comprehensive combination of remedial repairs and protective coatings, including:

• Concrete repairs to deteriorated and cracked sections of the façade
• Caulking and joint sealing to improve waterproofing and prevent moisture ingress
• Replacement of mouldings and architectural details where damaged or degraded
• Localised surface preparation and substrate stabilisation
• Full exterior repaint using a high-performance elastomeric coating system

Coating System & Performance

To protect the building from ongoing exposure to coastal elements, Avello Group specified and applied the Acrashield Elastomeric Coating System, selected for its:

• Superior crack-bridging capability
• Excellent waterproofing properties
• High resistance to salt, UV and extreme weather
• Long-term flexibility to accommodate building movement
• Extended lifecycle and reduced future maintenance requirements

This system ensures the façade is now well protected against weathering and salt-related deterioration common in beachfront environments.

Access Methodology

Due to the building’s height, location and site constraints, Avello Group utilised a strategic combination of access methods to maximise safety, efficiency and cost-effectiveness:

• Rope Access for targeted high-rise and difficult-to-reach areas
• Scaffolding for extended façade sections requiring detailed remedial works
• Elevated Work Platforms (EWP) for flexible access and efficient coating application

This multi-access approach allowed works to be completed with minimal disruption to residents and pedestrians while maintaining strict safety and quality standards.
