Project Overview

Avello Group partnered with the Owners Corporation of a two-building apartment complex in Preston to assess, prepare and protect the property's exterior surfaces — from rendered walls and balconies to timber cladding, doors, metal poles and soffits.

As with all Avello strata projects, the work began with a full assessment of the building's condition before any painting took place, ensuring the right preparation, coatings and finishes were matched to each surface and its exposure.

Scope of Works

• Render walls & balconies: Soft washing to safely remove moss and mould without damaging the render, hairline crack and gap repairs, followed by two coats of premium exterior acrylic paint
• Timber doors & frames: Two coats of premium exterior semi-gloss acrylic paint
• Timber cladding (incl. balconies): Two coats of premium exterior timber stain, matched to a Merbau finish
• Metal poles: Anti-corrosion treatment, spot primer and two coats of premium epoxy enamel
• PVC downpipes: Two coats of premium exterior low sheen acrylic
• Soffits & eaves: Flaky paint removed, stain blocked as required, finished with two coats of premium low sheen acrylic

All works were carried out via knuckle boom lift, with full site safety documentation (SWMS, PPE and permit compliance) in place throughout.

Outcome

The project delivered:

• Moss and mould safely removed from render without surface damage
• Hairline cracks and gaps repaired for a clean, uniform finish
• Timber cladding and doors refreshed with premium stain and paint
• Metal poles rust-treated and protected against corrosion
• Full exterior refresh completed safely via knuckle boom lift, with no disruption to residents
• Owners Corporation now positioned for a proactive maintenance plan to protect the investment long-term
