Project Overview

Avello Group delivered a full exterior repaint and remedial repair program to Bayside, a multi-storey brick strata apartment building at 1 The Esplanade, St Kilda. Positioned directly on the foreshore with uninterrupted bay views, the building is exposed to constant salt-air weathering, requiring careful attention to render, brickwork and balcony balustrades alongside the general repaint scope. Works were carried out with a focus on restoring the building's street presence and communal garden outlook while addressing underlying substrate and metalwork issues affecting long-term durability.

Scope of Works

• Full exterior repaint across all elevations, including painted render bands, fascias and balcony soffits
• Repairs and repaint to steel balcony balustrades and handrails affected by corrosion from coastal exposure
• Surface preparation including removal of flaking paint, filling of cracks and imperfections, and sanding of all surfaces
• Remedial repairs to render and substrate defects identified during inspection
• Repaint of ground-floor garage doors and entry signage surrounds
• Care taken to protect established landscaping, pathways and communal garden areas throughout works
• Site set-up, safety planning and exclusion zones maintained throughout works to protect residents and pedestrians

Products & Systems Used

Application of a premium coating system suited to a high-exposure coastal environment, including protective treatment to all steel balustrade and handrail components to guard against ongoing salt-air corrosion, alongside a durable exterior finish to brickwork, render and trim surfaces.
